How do I Apply for a Home for Rent? (Application Process)
Simply click on the “Apply Now” button under the property heading you choose below. Its best that you select the property your interested in, however your application is still valid for any property we have, as long as your income qualifies. The cost to apply is $35.00 per. application, which you pay online during the application process, using a credit or debit card. Applications are normally approved or declined within a few hours and we will contact the applicant back once processed to confirm approval or denial. If you are approved we can move forward immediately, which will consist of you submitting a holding deposit for your property (normally 1 months normal rent) and scheduling a date and time for lease signing. If the property is vacant and ready to occupy, we can normally do the lease signing the same day and give you keys to move in immediately. If your application is declined you will be notified and may be given alternatives as to what other options you may have. Please see “What Options do I have if I’ve been declined” question and answer listed below. Application fees are non-refundable.
What kind of Credit do I need to Qualify?
You will need to have a positive credit and rental history with steady income (2.5 x monthly rent) to be considered. Applicants with past evictions will automatically be declined. Applicants on fixed income or less than perfect credit can submit a free mini application for us to review your situation.
You can submit a FREE mini application (HERE), however IF you are are approved on the pre-application you will be required to fill out the paid $35. formal rental application. A representative will normally contact you back within 48 hours of submitting your free mini application to let you know you were either approved or declined.
What Options do I have if I’ve Declined?
In the event you submit an application and have been declined we may still be able to help. If you were declined for insufficient credit and/or income, you may still be considered if you have a cosigner with positive credit and income. Your cosigner would simply apply using the same method in which you applied.
Do you Accept Pets?
Pets are considered on a case by case basis. Applicants with bona fide service animals will not be declined based on their service animal. Additional terms and fees apply in the event pets are permitted. Applicants application results will dictate permission and additional cost.
Do you Accept Section 8, Catholic Charities or other Assistance Programs?
We do not have any homes available for Section 8, Catholic Charities or other Assistance Programs at this time.
